Caretaker
We are delighted to be recruiting for a Caretaker to come and join CRM Students, at their property in York.
The caretaker would be employed to provide a key practical on-site role, for 37.5 hours per week, Monday – Friday.
The caretaker will engage in the following activities below and any further ad hoc tasks as and when required. The precise scope and nature of the services will vary from time to time and the Caretaker will need to demonstrate flexibility in this regard.
MAINTENANCE
- To carry out initial inspection of faults reported
- Undertake regular inspections of the communal areas documenting condition and following up any maintenance issues identified
- To make repairs where appropriate
- To assess problems that require professional attention and to provide an adequate description in order that contractors are properly instructed
- To keep a log of reported defects and remedial actions undertaken and escalate requests for external contractors to attend to repairs
- Maintain and order suitable replenishment stock of spares
- To carry out redecorations that are required
- Manage access systems including programming and issuing of fobs to residents
- Weekly check that the water booster pumps are alternating
- Carry out regular testing of fire alarm and emergency lighting systems
- Water and maintain landscaped garden area
- To carry out weekly grounds maintenance, i.e pruning, weeding, etc.
- To ensure that all tools and equipment are maintained in safe working order and used in accordance with manufacturer’s instructions
- To carry out minor electrical maintenance, such as bulb replacement changing plugs and fuses on electrical fittings and ensuring that the correct fuse rating is used
- Ensure the site is secure and all access points to the site are operational
GENERAL
- Ensure contractors are working within safety guidelines
- Monitor contractors workmanship whilst on site, reporting any areas of concern to CRM
- Assist residents with any general queries they may have
- Ensure that the notice boards are kept updated with relevant information
- To regularly inspect utilities supplies and provide monthly meter readings for the purposes of monitoring consumption
- To attend relevant training to post
CLEANING
- Carry out cleaning to landlord areas on a weekly basis
- Conduct 2 x 2 hour kitchen cleans per week
- Ensure communal areas are litter free both internal and external
- Cleaning to include wipe down of balustrades, hoover, mopping and dusting
- Skirting boards and marks on walls to be wiped down as and when required
- Damp wipe near switches
- Clean front entrances of blocks
- Clean internal glass to entrance doors
- Clean external lower floor glass
- Clean any signs throughout the estate
- Litter pick car park and grounds daily
- Clean and manage bin store areas and refuse collection
- Empty communal bins and ashtrays on a fortnightly basis
- To maintain a clean site, including the removal of graffiti upon discovery
