Head of Commercial UK


Key Purpose of the role

To assist the Marketing and UK Commercial Director in identifying and developing opportunities for business growth and development. To manage communication of new business developments with internal departments and work with Operational colleagues to ensure to existing client relationships are retained and primed for further business opportunity.


Key Tasks
  • Working with the Marketing and UK Commercial Director to develop and implement the commercial strategy for the business.
  • Understanding the value drivers of the business and identifying profitable commercial opportunities to grow revenue and market share.
  • Developing and maintaining an excellent understanding of the key clients to ensure that their needs are being met and that their business is retained.
  • Working closely with the Marketing and UK Commercial Director to manage key clients (existing and new), thereby improving longer-term profitability and opportunity for further business.
  • Reviewing existing opportunities and markets.
  • Undertaking market research and analysis and producing business plans/recommendations (including commercial terms, all associated costs and forecasted revenue for the business), to ensure that all business development opportunities are optimised.
  • Assessing the risks to the business of any new commercial opportunities.
  • Collating and analysing business data pertaining to all commercial activities. Ensuring that all commercial activities meet or improve on budget, cost, volume and efficiency targets in line with business objectives.
  • Maintaining an awareness of external factors (including competitors, student numbers, University recruitment strategy, planning applications/pipeline bed numbers) which impact the business. Communicating such information and any subsequent changes to the Marketing and UK Commercial Director and Senior Management Team.
  • To manage new business appraisals including preparation of estimates, budgets (With the Commercial Manager and Commercial Executive) and proposals for new tenders and bids.
  • Manage the opportunities pipeline including the number of sites, locations, beds managed etc, together with the potential clients database.
  • Manage the management agreements log to reflect new agreements together with terminated agreements.
  • Work with the Commercial Manager and Commercial Executive to produce business proposals and management agreements from existing resources for new clients.
  • Liaise with new clients as required to obtain information for appraisals, bids and other management proposal documents.
  • To take ownership for the accurate and timely production of pre-mobilisation proposals for potential new clients.
  • Work with senior Mobilisation and Operations staff as required to ensure that all new processes and supplier costs are reflected in new business proposals.
  • To critique and review budgets compiled by the Commercial team to ensure that they are robust, complete and comparable with similar sites.
This is a regional role with a car allowance.

Ideal applicants will have worked within the property sector and have a proven track record
in managing commercial bids, tenders and proposals.
